Block Management Companies are often criticised for setting large service charges for leaseholders and doing very little in return for their fee.  Also, in many cases the maintenance of the building and management of service charges are often organised by the freeholder of the property.

A good block management company should be like a good manager of people; knowledgeable, versatile, intuitive, structured, creative, disciplined, focusing on the big picture through small actions, and above all human.  Look out for this when you are selecting, changing or investigating taking control of building through ‘Right to Manage’ legislation.

Good managers will allocate agreed funds to the correct parts of your building.  In order that the maintenance of the building is managed in a proactive rather than reactive manner.  This will allow your property to look the best that it can, regular and planned maintenance will also spread the cost of works and avoid dilapidation, which is costly. Well planned maintenance also provisions for those bigger jobs such as external redecorations or roof replacements, which if planned properly, provisions for this can be collected over time, rather than in an extremely large bill landing in your inbox!

A well-managed and presented building, improves the quality of life for everyone residing there, which means, if you live there, you can be proud and content. If you are selling, a higher price can be demanded and more interest in the property will be achieved.  And if you are letting your property, a more favourable rent can be achieved, and potential tenants will convert to actual tenants more easily.

If you have a leasehold property, it is likely to be one of your biggest investments, if it is not your largest investment. A good agent will help you achieve the best return!
